VA loan answers

Common VA questions

Can a VA loan offer zero down?

Eligible borrowers may finance up to the allowed purchase price without a down payment, subject to entitlement, value, credit, income, and approval.

Does a VA loan have monthly mortgage insurance?

VA loans do not require monthly private mortgage insurance. Other loan costs and a VA funding fee may still apply.

Who may be exempt from the VA funding fee?

Some veterans, service members, and surviving spouses may qualify for an exemption based on VA rules and documented status.

Can the VA benefit be used more than once?

Often, yes. Available entitlement and any prior VA loan use determine how the benefit can be used again.

VA HOME LOANS

Use the benefit you earned with a plan that makes sense.

VA loans can offer eligible Veterans, service members, and surviving spouses powerful financing options in Idaho and Oregon, often without a down payment or monthly mortgage insurance.

What a VA loan can offer

  • Eligible borrowers may finance up to the permitted value without a required down payment.
  • No monthly private mortgage insurance.
  • Flexible credit and debt-to-income evaluation within lender and VA requirements.
  • Purchase, refinance, IRRRL, and certain adapted-housing options.

What to review early

  • Certificate of Eligibility and remaining entitlement.
  • VA funding-fee status and possible exemption.
  • Property condition and VA appraisal requirements.
  • Occupancy, residual income, closing costs, and seller concessions.
Zero down does not mean zero cash in every transaction. Earnest money, inspections, appraisal fees, closing costs, and the difference between price and appraised value may still matter.
