My job is to explain your options, including the benefits, costs, and risks. Sometimes the answer is to buy. Sometimes it is to wait. Sometimes there is a better path than the one you originally called about.

Experience, accountability, and local perspective
Jeff Lake has worked in mortgage lending since 2000 and serves homebuyers, homeowners, Veterans, investors, and referral partners across Idaho and Oregon. His work includes conventional, FHA, VA, USDA, jumbo, renovation, investment, and alternative-documentation lending. The goal is not to force every borrower into the same box. It is to understand the person, the property, the numbers, and the tradeoffs before recommending a structure.
How Jeff approaches mortgage advice
Jeff believes education should come before origination. A useful mortgage conversation explains the payment, cash to close, rate, points, lender credits, mortgage insurance, break-even timing, and the risks that could change the plan. Sometimes the right answer is to move forward. Sometimes it is to improve the file, choose another program, buy less house, or wait. Straight advice is more valuable than a clever sales pitch.
That same standard applies to communication. Problems are easier to solve when they are identified early and discussed plainly. Jeff works to keep borrowers, real estate agents, and other professionals informed throughout preapproval, appraisal, underwriting, and closing.

Jeff lives and works in Idaho’s Treasure Valley and is active in local service, business, and housing conversations. He serves as president of the Kiwanis Club of Nampa and participates in community and professional groups that connect local leaders, nonprofits, businesses, Realtors, and housing professionals. That involvement provides context a national call center rarely has: local transaction practices, regional property concerns, community resources, and the people working to improve the area.
