Schools and education

Caldwell-area school assignments vary by property and may include Caldwell, Vallivue, or charter options. GreatSchools data displayed by Redfin currently lists Central Canyon Elementary at 6 out of 10, while other displayed area elementary ratings range from 4 to 5. These ratings are a limited comparison tool, not a promise about a student's experience. Buyers should verify boundaries, programs, and enrollment directly with the applicable district. Business and development watch

Caldwell's rapid population growth is being followed by major retail investment. Fred Meyer has announced a roughly 155,000-square-foot Caldwell store expected to create about 250 jobs, with an opening targeted for late 2026 or early 2027. Albertsons has also announced a future store at The Charles Marketplace for 2027. Timelines may change as permitting and construction progress.

What the numbers mean for a buyer

Caldwell had the lowest median sale price of the four cities in this snapshot, along with the longest median market time. That can create opportunity, but the property itself still matters. Rural edges of the market may introduce well, septic, acreage, appraisal, or USDA eligibility questions that should be addressed before an offer.
