Quick answer: Choose a lender who explains the full cost, responds clearly, understands the property and market, and can show more than one reasonable option. The lowest advertised rate is not automatically the lowest-cost or best-executed loan.
Compare the complete loan
- Rate, points, lender fees, mortgage insurance, and estimated cash to close
- Conventional, FHA, VA, jumbo, assistance, and complex-file options
- Preapproval quality, communication, underwriting preparation, and closing reliability
- Experience with Idaho and Oregon property types, including acreage, wells, septic systems, condos, and manufactured homes
Ask every lender the same questions
- What assumptions are built into this quote?
- Are discount points included?
- What could change before closing?
- Who handles my file after application?
- Which alternatives did you compare?
