ASK JEFF

Can I use a VA loan to buy a home in Idaho or Oregon?

A straight answer to a real question.

Eligible Veterans, active-duty service members, and some surviving spouses can use VA financing for a primary residence in Idaho or Oregon. VA loans may offer no required down payment, no monthly mortgage insurance, and flexible qualification, but the borrower, property, entitlement, occupancy, and loan must still meet VA requirements.

The useful comparison should include the VA funding fee when applicable, interest rate, points, seller concessions, cash reserves, appraisal requirements, and alternatives such as conventional financing. A VA loan is a strong benefit, but it should still be structured around the borrower’s actual goals.
