Quick answer: Eligible Veterans, service members, and some surviving spouses may use a VA-backed loan for a primary residence. VA financing may allow no down payment in eligible situations, but the borrower still qualifies and the property must meet requirements.
Start with eligibility and entitlement
A Certificate of Eligibility confirms whether VA recognizes the borrower’s eligibility and provides entitlement information. It does not approve the mortgage. Start with the official VA home loan overview.
Costs to review
- Closing costs and prepaid expenses may still apply
- A VA funding fee may apply unless the borrower is exempt
- Seller concessions and lender credits follow program rules
- Property taxes and homeowners insurance remain part of the payment
Appraisal and property planning
The VA appraisal considers value and minimum property requirements. It is not a home inspection. Acreage, wells, septic systems, manufactured housing, condominiums, and repairs can require additional preparation in Idaho and Oregon.
A documented preapproval, responsive lender, and early property review can prevent avoidable surprises. Explore mortgage help, find your local guide, or ask Jeff a VA question.
VA eligibility and mortgage approval are separate decisions. Current VA guidance and individual circumstances control.
